Rents and Charges

AIB Logo AnPost

You must pay your rent on time. This is very important if you want to stay in your home.

Your rent is calculated depending on the type of property you live in. You will be advised how your rent has been calculates by your Housing Officer at the beginning of your tenancy.

There are two methods for calculating your Rent.

The Capital Assistance Scheme

The rent for the property is set depending on the size of the property and is set at an affordable level. Depending on your inclome you may be able to claim Rental Assistance which will help with your rent. See Benefits.

The Differential Rent Scheme

The scheme calculates your rent dependent upon your income. Each household’s rent is calculated as a percentage of the household income. A copy of the rent calculation is included with your offer of tenancy.

Service charges and support charges

Tenants (and leaseholders) pay service charges if they live in certain types of building where there are shared facilities or services. The charges cover:

  • repairing and maintaining the building and shared areas inside the building;
  • cleaning shared areas, including windows;
  • providing lighting and heating in shared areas;
  • maintaining and landscaping shared gardens; and
  • insuring the building.

Service charges are based on the actual cost of delivering the service. We review them once a year and they may increase or decrease. You may inspect our financial records about service charges as long as you let us know beforehand.

Support charges are for any special services you receive:

  • services of scheme co-ordinators and other specialist staff; and
  • providing emergency alarm systems and any other special facilities.

Heating charges

If you live in a sheltered or supported scheme you may pay a separate heating charge to us for the heating you use in your own flat.
